Munich: First wood hybrid property

LaSalle Investment Management is developing the first wood-hybrid office building in Munich for its pan-European fund Encore + with the Accumulata Real Estate Group. The new building is being built at Elsenheimerstraße 31. It is designed as a wood-hybrid construction.

On eight floors with a total of around 15,000 square meters of rental space, individual and multifunctional usage concepts from around 400 square meters are created. The building offers green inner courtyard and roof terrace areas, restaurants, changing and shower facilities as well as a holistic mobility concept including covered bicycle parking spaces. State-of-the-art digital solutions in conjunction with smart building technologies create the basis for optimized building technology and, for example, enable environmentally friendly and at the same time safe operation through efficient ventilation systems.

The development meets the criteria set by LaSalle for assessing the long-term resilience of real estate to demographic, technological, urban and ecological changes. A certification according to DGNB Platinum is sought.
