Millions offensive for locals | Krün

The municipality of Krün wants to do everything financially. Last but not least, local residents should benefit from the large-scale property purchase.

Krün – The message from Mayor Thomas Schwarzenberger (CSU) sounds very promising: “What we are planning is an opportunity for the community.” He should actually say: for local families. Ideally, they will benefit most from the investment in the future that the Krüner municipal council has now unanimously (13: 0 votes) initiated. If everything goes as planned, the still solvent municipality will purchase land on a large scale – a total of around 10,000 square meters, which will gradually be converted into building land or serve as a buffer for the municipality.

“The right sign for young people,” says the councilor Bernhard Benz (CSU). “That makes total sense,” adds Franz Ostler (Bürgerliche Wahlgemeinschaft / BWG). “The value is there.” In plain language: The financial risk is limited. Because one thing is also clear: the municipality does not pay the land purchase out of the postage. In addition to the already approved loans of one million, additional loans of 1.5 million euros must be taken out. A supplementary budget therefore had to be adopted in order to get this financial package off the ground.

No reaching into the reserves

Of course the reserves (868,000 euros) could have been plundered further. “But we want to remain flexible,” explained Anneliese Albrecht (CSU), who has worked in the banking industry by profession, and therefore her assessment is certainly worthwhile. If so, it would be better to fall back on borrowed money at still favorable interest rates and leave the six-digit reserve untouched as a comfortable maneuvering mass as much as possible. However, the municipality’s debts have risen again from 2.5 to 4 million euros. Krün’s consolidation course has thus been put on hold until further notice. The community, which itself has solid sources of income despite Corona, can and wants to afford the renewed debt run.

In contrast to other municipalities who are desperately looking for space and cannot find it, Krün literally wants to build for the future. That is why, for example, negotiations with the Free State of Bavaria about the purchase of the 4100 square meter area in Gries were accelerated. This takes up a large part of the real estate offensive and is to be developed into a local model (we reported). If the other purchases are also notarized at the notary, up to 20, relatively affordable building sites could be offered. “That is the goal,” says Schwarzenberger. Otherwise he holds back noticeably with additional details.

Many models possible

Because of the attractive state subsidies, he could also imagine building municipal housing on one of the future community-owned areas. Just as conceivable: handing over condominiums on long leases (for 100 years). “Then they remain in the possession of the community” – and cannot become victims of private speculation. Or you keep valuable land in reserve – for possible barter deals.

Much is possible, says Schwarzenberger, “but will it all work out?” But the mayor is completely convinced of this million dollar offensive. “At least we have the chance now.”

The chance to give young people a perspective to realize their dream of owning a home in their beloved home. “And the demand is very high.”
