This is what teaches us Today Morocco in his publication of the day. The daily, which in fact reviews a recent study by the Mubawab portal on trends in long-term rental, indicates that this rental blood pressure monitor covers the second quarter of 2020.

This study makes it possible to follow the trends in average rental prices, supply and demand at the national level and also at the level of the main cities of the kingdom. It focuses on the most popular areas. However, this diagnosis does not take into account goods for commercial use, land, farms, riads, and goods for sale.

Today Morocco emphasizes that the average prices are calculated by geographic area, overall and for each of the segments selected for villas and apartments, furnished or empty, on the basis of rental ads published on the Mubawab.ma platform. The report shows that at the national level, there is an average loss of 8 square meters in area and that this loss varies between cities.

Per city, Fez lost 23 square meters between June 2019 and June 2020 when Tangier and Casablanca remain demanding constant areas, the newspaper notes, adding that a loss of area does not necessarily mean a loss of comfort. “The analysis carried out highlights an increasingly demanding demand for interior fittings. 58% of the apartments offered for rent had a balcony or terrace. The same goes for the villas where Mubawab notes a rate of 68%. In addition, the supply and demand ratio is positive in all the main cities of Morocco, ”the daily notes.

Demand is on average 1.56 times greater than supply at the national level. This difference represents the existing growth potential, demonstrated in each zone, in order to allow each actor concerned to realize the room for development which he can seize.

Regarding prices, in the segment of apartments offered for rent, the cheapest rents are in the cities of Mediouna, Tiznit and Al Hoceima. Respective prices of the order of 1,800, 1,500 and 1,100 DH are noted. Also, it should be noted that the most expensive rents are found in Bouskoura (11,100 DH), Rabat (9,200 DH) and Casablanca (8,400 DH) and the most expensive villas are located in Bouznika (47,000 DH), Casablanca (32,000 DH) and Rabat (28,700 DH). Remember that 42% of ads on Mubawab are rental ads.
