Infonavit Launches “Payment of Liabilities” Scheme to Support Chihuahua Workers’ Mortgage Loans

Chihuahua, Chih.- The Institute of the National Housing Fund for Workers (Infonavit) seeks to support the workers of Chihuahua to settle their loans with other financial entities related to mortgages with the new “Payment of Liabilities” scheme.

During 2022, Chihuahua was positioned among the five entities with the highest loan placement in the entire country, registering a total of 23,812 loans, of which 17,483 correspond to mortgage loans.

In this context, the Institute contemplates that this scheme will help workers to settle their mortgage financing, by offering loans with the lowest fixed interest rates in the market, between 1.91% and 10.45%.

“This product allows the beneficiaries to transfer their financing with a bank to Infonavit, thus releasing the previous mortgage and using the balance of the housing sub-account as collateral. In addition, this option offers the possibility of reducing the financing term, since employer contributions are allocated directly to the capital, thus shortening the credit payment time,” said Mario Macías Robles, head of the Workers Sector Directorate (DST). ).

The “Payment of Liabilities” program can work in two modalities: “Subscription to Obligations with mortgage backing” and “Subscription to Obligations with SSV backing”. In the first modality, if the balance in the Housing Subaccount (SSV) is less than the debt with the bank, Infonavit grants a mortgage loan for the amount necessary to settle the debt with the financial institution, keeping the home as collateral . The amount of the loan can range between 9,461 pesos and 2.5 million pesos, and if the amount of the loan plus the savings in the housing subaccount does not exceed the value of the property, the expenses related to the titling can be covered, as well such as financial and operating expenses.

In the second modality, if the balance of the subaccount is greater than the debt with the bank or financial institution, the loan guarantee will be the remaining amount in the housing subaccount after deducting the resources used to pay the bank. In this option, if the sum of the loan plus the amount of the housing sub-account does not exceed the value of the property, financial and operating expenses may be covered.

“Infonavit, in collaboration with the employer sector and the worker sector, promotes the placement of credits and financial inclusion, by making options such as the Pago de Pasivos program available to the beneficiaries. Thus, the Institute reaffirms its social commitment by being a trusted ally for workers, providing financial solutions that offer constant, comprehensive and long-lasting support”, concluded Mario Macías Robles.
