In Paris, the rent differential between these two types of rental for a 2-room apartment is € 228, in Lyon € 189 and in Strasbourg € 152.

But a furnished rental requires investing in a certain number of equipment (furniture, appliances, linens, dishes, etc.).

The SeLoger study estimates the amount of these costs at € 4,300 for a 24 m2 studio and € 5,600 for a 42 m2 2-room apartment.

For a studio, this budget includes 1,700 € of furniture, 1,700 € of household appliances, 400 € of household linen (bath, table, tablecloth, sheets, duvet or blanket, tea towels…) and 500 € of dishes , kitchen accessories and lighting.

Cities where the purchase of furniture pays for itself quickly

The greater the difference in rent between a bare rental and a furnished rental, the faster the purchase of equipment is amortized.

In Angers, it takes less than two years (22 months) for the furniture in a studio to pay for itself.

For T2, it takes 25 months for a Parisian owner for the rent differential he will benefit to finance the purchase of his furniture. It takes two years and a month in Paris, two years and six months in Lyon, two years and eight months in Bordeaux and three years and a month in Strasbourg.

When rent differentials are small, it takes longer to pay off the cost of purchasing equipment, SeLoger says.
