The increase in housing prices in Sofia also leads to an increase in rents. A year ago, in the capital’s Studentski Grad district, an apartment could be rented for BGN 550-600 per month, and currently rents are around BGN 650-750.

The most transactions are with three-room apartments. People mostly buy homes to live in with their families, but some also buy apartments for investment purposes.

The greatest demand is for new construction housing. And the most preferred metropolitan districts by buyers are the southern regions. The prices of apartments in them are quite high. Therefore, many buyers are heading to the western and eastern districts of the capital.

For many people, it is important to live in a prestigious neighborhood. That’s why people with financial capabilities change their old apartment to a bigger one in a more prestigious area of ​​the capital.

Both young and elderly people buy apartments. There are 25-year-olds looking for their first home. Most often they have a stable job with high income and want to invest their money in a property before the prices have risen even more.

Some buyers want the home to be completed and have a 16 act. But others prefer to buy a property “green” because of the lower price. The average “green” price in the area of ​​Studentski Grad and Malinova Dolina is 1,500 euros per square meter, while the prices of apartments with Act 16 are at least 1,800-1,900 euros per square meter. But the prices of many apartments in the southern part of Sofia are over 2,000 euros per square meter.

There is also great interest in the houses in the villages around Veliko Tarnovo. Properties in the villages are bought by both local residents and people from Sofia who want to have a second home closer to nature.
