Harald Rosenberger Reveals Radical Plans for Nuremberg Insurance Headquarters

On the first open day in 2000, over 30,000 people streamed into the Business Tower. It was the tallest office building in Bavaria and the pride of Nürnberger Versicherung, which, as the owner, would now prefer to rent out a large part of the space. CEO Harald Rosenberger justifies this with “new working environments”.

After an architectural competition, Nürnberger Versicherung had to choose between 110 models for its new headquarters. The first prize in 1993 went to the architects Friedrich Biefang and Peter Dürschinger. The groundbreaking ceremony took place in 1996 and the entire complex was officially inaugurated in 2000. At times, over 2,500 Nuremberg employees worked in the 135 m high tower. This number was gradually reduced.

The insurer has still taken up a large part of the space, alongside the 15 tenants. But now there are radical plans. The Nuremberger wants to leave the tower completely, with the exception of the lower three floors, where the canteen and the coffee bar Barista Bar are located – and which are needed to get into the peripheral building, as CEO Harald Rosenberger told the Nuremberg News explained.

“We no longer need the space there and have created our new working environments in the edge building. “So we’re moving out little by little,” is his reasoning. The Nuremberger has 82,000 square meters on the Ostring, a quarter of which is the tower. Many of the 3,100 employees work from home, so you only meet around 1,100 on site every day. In any case, Rosenberger thinks that a chance meeting of employees is much more likely in the edge of the building with the open coffee kitchens than in the tower.

The insurer could put the money from the additional income to good use, after all, the forecast for consolidated earnings for 2023 has been reduced – from 60 million euros to 45 million euros. In addition, Rosenberger, who came to Nürnberger from Munich Re in 2017, only took over as CEO of the company in April 2023 and is realigning the product range. He said two months ago that they don’t want to be a full-range provider like Allianz.
