Extremadura leads the increase in home buying and selling transactions in October with 33%

Home sales grew by 33% last October in Extremadura compared to the same month in 2021, for a total of 992 transactions, as reported this Friday by the National Institute of Statistics (INE).

The total number of relocated farms registered in the Extremaduran registers reached 4,251 units, of which 1,322 were rural farms and the rest urban, including 1,830 houses, 338 plots and the remaining 761 of other types.

Of the 1,830 homes, 992 were relocated through sale; 35, by donation; three per exchange; 516, by inheritance, and 284, otherwise. Among other data, of the houses sold, 759 were free, in addition to 233 protected. Furthermore, the majority (838) were homes for residential use.

Buying and selling of homes increased by 11.4% last October compared to the same month in 2021, reaching 51,615 transactions, the highest figure in an October since 2007, when it exceeded 58,500 purchases, as reported this Friday by the National Institute of Statistics (INE).

With the interannual advance of October, the sale of houses chains 20 consecutive months of positive rates. In addition, operations growth accelerated 4.5 points from September’s year-over-year increase, when home sales increased 6.9%.

The year-over-year growth in home sales in October was a result of a 15.6% increase in used deals, to 42,771 deals, as new apartment deals declined 5.4% year-over-year , for a total of 8,844 operations.

92% of the homes sold for sale in the tenth month of the year were vacant homes and 8% protected.

Unlisted home sales rose 11.9% year-on-year in October, to 47,500 transactions, while secured home sales increased 5.2%, totaling 4,115 transactions.

According to the INE, seven out of ten home sales made in August (69.4%) were made between private individuals. In total, 35,834 such transactions were carried out between private individuals in October, 9.1% more than in the same month in 2021.

In month-to-month terms (October over September), home sales were down 10%, down from 2021, when deals declined 13.6% in October.

In the first ten months of this year, the sale of homes increased by 17.6%, with increases of 20.7% in the case of used homes and 5.4% in new homes.

ANDALUCA, LEADING IN PURCHASES

Last October, the highest number of home sales per 100,000 inhabitants occurred in the Valencian Community (203), Andalusia (163) and Cantabria (161).

In absolute values, Andalusia was the region that carried out the highest number of real estate transactions in the tenth month of the year, with 10,949 sales, followed by the Valencian Community (8,199), Catalonia (8,181) and Madrid (6,443). .

Thirteen communities sold more homes in October than in the same month of 2021. The largest year-on-year increases were recorded in Extremadura (+33%), Canary Islands (+32.5%), Basque Country (+24.6% ), Asturias (+21.7%) and Comunidad Valenciana (+17.4%), while the most moderate corresponded to Madrid (+1.7%), Cantabria (+3.8%) and Castilla y León (+ 5.9%).

Conversely, home sales declined in October in four regions: Navarre, where deals were down 8.8% from the same month last year; La Rioja (-3.7%), Galicia (-1.7%) and Castilla-La Mancha, with a year-on-year decrease of 0.1%.

TOTAL ASSETS SOLD DOWN BY 0.3%

The farms transmitted in the property registers, by public deeds carried out previously, reached 168,976 last October, 0.3% less than in the same month of 2021.

2.8% more farms were transferred for sale compared to the previous year, while those transferred for donation decreased by 14.6% per year; those transmitted by inheritance decreased by 1.7% and exchange transactions decreased by 27.3%.

87.7% of October sales corresponded to urban properties, which include homes, and 12.3% to rural properties. Sales of urban properties increased by 4.6% year-on-year, while those of rural properties decreased by 8.4% compared to October 2021, totaling 82,888 and 11,587 transactions respectively.
