City and Housing Preferences for Graduates: Insights from a Flatlooker Study

Obtaining the bac marks for many young people the beginning of an adventure in search of accommodation. August is the month of choice for active searches. But what are the cities and the type of property that appeal to graduates? What monthly budget should you plan for accommodation when you are a student? The answers with a study by the agency Flatlookerspecializing in rental management.

Lille, Rennes, Lyon… the popular cities

Some French cities particularly attract students. At the top of the list this year: Lille with a proportion of 67% of student applications on the Flatlooker site, followed by Rennes (61%), Lyon (58%), Montpellier (56%) and Roubaix (56%). Paris, Grenoble and Nancy all three register 54% of requests and Saint-Étienne, 51%.

In contrast, the city of Marseilles has the lowest proportion of student applications, with only 35%.

The amount of the rent, a criterion of choice?

Paris tops the list of the highest rents with an average amount of €941 per month (excluding charges). La Capitale is closely followed by Bordeaux (€736) and Lyon (€668). Although Lille is popular, the rent remains affordable (€572). The city of Nancy offers an average amount (492 €) higher than in Grenoble (477 €), but less than in Marseille (593 €).

Those with the lowest rents are Saint-Étienne (€418), Le Havre (€411) and Le Mans (€454).

The choice of cities by students seems to be influenced by a combination of factors, such as the attractiveness of the city, the cost of housing and the presence of universities and colleges of higher education.

Furnished studios, the preferred choice of students

According to the Flatlooker study, 41% of students opt for studios and 12% prefer rooms (particularly shared accommodation). The attractiveness of furnished accommodation is undeniable among these young adults, with 69% of student applications focusing on this type of property.

“The majority of students opt for furnished accommodation, aspiring to an immediate move-in solution for short-term stays, observes Nicolas Goyet, president of Flatlooker. This preference significantly reduces costs for parents who do not have to invest in the purchase of furniture or basic equipment such as a refrigerator. Searches oriented towards unfurnished accommodation usually relate to larger areas and coincide with installation projects over a longer period. »

The rental period for almost the majority of students (43%) oscillates between 12 and 36 months and 32% of students have a rental period ranging from 6 to 12 months.
