Berlin Urban Development Administration Plans 50% Publicly Funded Housing on Former SEZ Site

The urban development administration wants to ensure a 50 percent share of publicly funded housing on the site of the former sports and recreation center (SEZ) on Landsberger Allee. She announced this today.
It is therefore planned that the Mitte housing association will build on the SEZ site, so that 50 percent of publicly subsidized apartments will be created. Creating affordable housing in a central location is an important concern, says Urban Development Senator Christian Gaebler (SPD). According to the urban development administration, the development plan can create a total of 500 apartments. Commercial, retail, sports and leisure uses are also possible along Landsberger Allee. The development plan also provides for a lot of greenery.
According to Gaebler, the planned school on the site is intended to “supply the new residential area and the surrounding area with urgently needed school places”. The sports facilities should be able to be used by clubs outside of school hours.

Sold for 1 euro, now state property again

The SEZ was inaugurated in 1981 as a swimming and sports complex. According to the urban development administration, in order to implement the development plan, the building must be demolished. At the same time, she emphasizes that the SEZ is “an important place of remembrance”. Before the building is demolished, it should therefore be checked whether “essential identifying features of the building can be preserved”. None of the buildings are listed buildings. It should be examined whether parts of the building structure of the former sports and recreation center can be reused.
The property was sold by the state of Berlin to an investor in 2003 for a symbolic euro. The buyer was obliged to turn the SEZ into a fun pool again, which he failed to do. After a year-long legal dispute, the property belongs to the state again.
