ChatGPT Sold a Florida Home: How a CEO Used AI for Real Estate
A Florida homeowner sold his Cooper City property for $954,800 in March, a figure $100,000 above estimates provided by local real estate agents, after utilizing ChatGPT to manage nearly every aspect of the sale.
Robert Levine, CEO of strategic consulting firm ComOps, and his wife began experimenting with the AI chatbot during a road trip last holiday season, initially posing questions about the home-selling process. The exercise quickly evolved into a comprehensive strategy, with ChatGPT assuming responsibility for marketing, pricing, and negotiation tactics, according to a report by Fortune.
“When we met with real estate agents they lacked confidence in pricing,” Levine told Fortune. “ChatGPT gave us more confidence in price points of where the market was going.”
Levine, who advises casinos and hospitality brands on AI implementation through his firm, detailed how ChatGPT guided decisions ranging from which walls to repaint to optimizing the scheduling of property viewings. The AI also assisted in crafting marketing materials and navigating the Multiple Listing Service (MLS), according to reporting from NBC 6 Miami.
The property attracted interest from 15 potential buyers, with one-third submitting offers. Levine noted the final sale price represented one of the highest per-square-foot values in the Cooper City market, despite the home lacking premium features like a superior view or a large lot, as reported by Newsweek.
While ChatGPT played a central role, Levine clarified the process wasn’t fully automated. He retained legal counsel for the transaction and relied on human assistance for tasks the AI couldn’t perform, such as hosting open houses. He described the AI’s most significant contribution as creating a detailed timeline for the sale, outlining key milestones and deadlines, NBC 6 reported.
The National Association of Realtors (NAR) did not respond to a request for comment from Newsweek regarding Levine’s experience.
