The largest projects that were built last year in the capital, the consulting company names the business centers Iskra-Park (55.6 thousand square meters), Stratos (41.2 thousand square meters) and Vereyskaya Plaza IV ”(40 thousand sq. M.).
At the same time, analysts point out that increased rental rates in the highest-quality Class A properties in central business districts are shifting tenants’ demand for lower-quality business centers in the same areas when the location of the office in the city center remains a fundamental issue for the company. At the same time, the share of free space inside the Boulevard Ring decreased by 6.5 percentage points. in class A (up to 6%) and 4.9 percentage points in class B (up to 3%).
According to Knight Frank, further decentralization of demand is expected next year, which will lead to a decrease in the share of vacant offices in the areas adjacent to the Third Ring Road and beyond.
