Palisades Village, an upscale outdoor shopping center in Pacific Palisades, officially reopened to the public on August 15, 2026. The reopening follows a 19-month closure necessitated by the January 2025 wildfires. The project, led by developer Rick Caruso, involved over $100 million in structural repairs to restore the community landmark.

Infrastructure Recovery and Financial Scope

The January 2025 firestorm, which destroyed more than 5,600 homes and businesses, left the 125,000-square-foot Palisades Village shuttered while the surrounding community faced a prolonged recovery. According to developer Rick Caruso, the restoration process was far more extensive than cosmetic repair. Construction crews were forced to strip several buildings down to the studs, treat the wood, and rebuild walls.

This massive undertaking represents a significant milestone in the regional rebuilding effort. While the shopping center’s survival was bolstered by fire-resistant building materials, the cost of returning to operation highlights the financial intensity of post-disaster reconstruction.

Commercial Landscape and Tenant Integration

The revitalized center reports a 99% occupancy rate, with a mix of returning neighborhood staples and new retail concepts. Longtime tenants, including Elyse Walker and Angelini Ristorante & Bar, have resumed operations, while new additions like Nancy Silverton’s Spacca Tutto and the activewear brand LESET occupy newly finished spaces. Some small businesses that lost their independent locations across the street due to the fire, such as K Bakery and Loomey’s Toys, have also transitioned into the Village.

The center’s management confirmed that Erewhon, the anchor grocer, is scheduled to reopen in January.

Community Impact and Regional Rebuilding

The reopening serves as more than a commercial event; for many local residents, it functions as a social anchor. Allison Holdorff Polhill, president of the Pacific Palisades Community Council, noted that while the center’s return provides a sense of normalcy, the broader community remains in various stages of reconstruction. Some homeowners are still managing the complexities of insurance fights and rebuilding permits, with projections suggesting full neighborhood recovery could take up to five years.

The regional impact of the January 2025 fires remains documented by the California Department of Forestry and Fire Protection, which recorded the destruction of 6,822 structures in the Palisades incident alone.

Looking Toward Long-Term Stability

Rick Caruso, speaking during the reopening, emphasized that while the Village is a “mega step” for the area, it is merely one chapter in a much longer, ongoing recovery. The neighborhood’s struggle to rebuild continues, with many residents still living in temporary housing while their homes move through framing or drywall phases. The return of the Village provides a central venue for residents to gather, but the path to full restoration for the Pacific Palisades remains a gradual, multi-faceted process.
