APX Lending Schedules Bitcoin-Backed Mortgages in Canada for Early 2027

Toronto-based APX Lending announced plans to launch Bitcoin-backed residential mortgages in Canada during the first quarter of 2027, allowing real estate buyers to use cryptocurrency as collateral for a down payment or full purchase without selling their digital assets.

Poliakov Estimates Canadian Bitcoin Real Estate Market Size

APX founder and chief executive officer Andrei Poliakov estimates the Canadian market for Bitcoin-backed real estate financing sits between $44 million and $100 million. The company reported that 15.8% of its current crypto-backed loan volume is already tied to property.

For a home priced at roughly $650,000 using CoinDesk figures—or approximately $475,000 under BTCC calculations—Poliakov stated that a buyer could borrow $95,000 for a 20% down payment by pledging $190,000 in Bitcoin. Borrowers seeking to fund an entire acquisition without cash must pledge about $465,000 to $475,000 in Bitcoin alongside the property itself.

APX Has Not Disclosed Specific Mortgage Terms

The lender has not yet disclosed precise interest rates, repayment periods, loan-to-value limits, or the exact conditions governing margin calls and collateral liquidations for the upcoming mortgages. APX’s existing crypto-backed lines of credit carry annual percentage rates between 9.99% and 11.49% based on a 60% loan-to-value ratio, though Poliakov noted those terms do not necessarily apply to the new mortgage products.

Price volatility remains a central variable for prospective borrowers. Poliakov explained that a 40% drop in the price of Bitcoin would push an initial standalone loan-to-value ratio of 50% up to roughly 83%. For the planned mortgages, APX intends to evaluate crypto and real estate collateral distinctly. Poliakov stated that selling Bitcoin collateral and foreclosing on a home are separate legal actions, though whether a collateral deficit puts a primary residence at risk ultimately depends on the individual loan agreement.

APX utilizes BitGo for client cryptocurrency custody and maintains automated liquidation controls on existing credit lines that sell partial Bitcoin holdings when the loan-to-value ratio hits 90%, reducing it back to 85%. The company stated it will release complete mortgage terms before the 2027 launch.
