Wisdom Kwati Smart City Launches ₦500bn Usulo Wellness City in Kuje, Abuja

Wisdom Kwati Smart City PLC has officially unveiled Usulo City, a ₦500 billion master-planned wellness and resort development spanning approximately 300 hectares in Kuje, an emerging investment corridor within the Federal Capital Territory of Abuja. The ambitious ten-phase project aims to blend residential neighborhoods with commercial, healthcare, and recreational infrastructure.

Infrastructure Upgrades Drive Kuje Real Estate Expansion

The launch of Usulo City arrives as new road infrastructure, expanding residential demand, and renewed government investment collectively reshape Kuje from a quiet satellite town into an emerging investment corridor. Over the past year, projects—including the Idu–Zuba Road, the Airport–Kuje Road, and the Kuje–Gwagwalada Dual Carriageway—have reduced travel times to central Abuja. These transport corridors have strengthened regional access, laying the physical groundwork for large-scale private investments.

Chairman Wisdom Kwati noted during the launch event that the project capitalizes on this convergence of public works and private vision. According to Kwati, Kuje is reaching a defining moment where infrastructure and long-term growth potential align, making it the ideal location to pioneer integrated resort living.

Master Plan Details and Phased Development Strategy

Designed around an overarching wellness concept, Usulo City integrates health services, recreational spaces, green zones, and modern utilities directly into daily residential life. The development is mapped across ten distinct phases. It incorporates residential communities, a golf course, an artificial beach, shopping and entertainment facilities, schools, healthcare services, and an independent power plant.

Managing Director Zara Kwati emphasized that modern developments must be evaluated by their long-term economic and social viability rather than sheer housing volume. According to Kwati, the planning phase specifically focused on creating a self-sustaining ecosystem capable of supporting businesses, families, and communities over time.

Chief Operating Officer Baba Yakubu Ballah outlined the execution timeline, stressing that structural foundations precede residential occupancy. Ballah stated that the company’s immediate priority is establishing core infrastructure—specifically roads, utilities, and essential services—to secure investor confidence before successive phases roll out.

Economic Impact and Regulatory Considerations

Beyond providing housing, Wisdom Kwati Smart City projects that the construction phases will generate employment opportunities. As subsequent phases come online, the development expects to attract institutional investors, service providers, and commercial enterprises to the Kuje axis.
