Østerås Center Fully Rented After Extensive Reconstruction
New Stores and Upgrades Signal Vibrant Future for Shopping Hub
The Østerås center is set to welcome a host of new tenants, marking the complete utilization of its retail spaces following a challenging period of renovation and a significant fire. Center manager Erik Gjemble expressed his satisfaction as the center gears up for a busy autumn season.
From Mountainous Excavation to Retail Success
The transformation involved extensive work, including clearing over 400 square meters of challenging terrain. “We had to spit out over 400 square meters of mountains, rock masses and an old bank vault down to the 1st floor,” stated Erik Gjemble, the center manager at the Østerås center. The extensive groundwork paved the way for the highly anticipated arrival of the clothing store Kappahl, scheduled to open in mid-September.
Erik Gjemble, who has previously championed store reopenings, is now celebrating the full occupancy of the premises. “A sought-after offer at the shopping center,” he commented on the arrival of Kappahl.
Overcoming Fire Damage and Renovation Hurdles
The “Hans” shopping center commenced its upgrade and expansion in November 2023. The project faced a major setback when a severe fire in August last year caused substantial damage and temporary store closures. It has at times been demanding for both customers, employees and neighbors to the center,
Gjemble acknowledged.
Despite these challenges, Gjemble is looking forward to celebrating the completion of the renovation with a grand opening event this fall. Several new businesses are set to join Kappahl, further enhancing the center’s offerings.
We have now rented out all vacant premises and could certainly also sign a deal with several stores, but unfortunately we do not have room for more now,
Gjemble stated, highlighting the strong demand.
The center now boasts a total of 22 tenants, an increase of seven since renovations began in 2023. Retail centers that undertake significant upgrades often see a boost in foot traffic and sales; for example, the Westfield Mall of the Netherlands reported a 15% increase in visitor numbers after its extensive redevelopment (Westfield, 2023).

New Businesses Cater to Diverse Needs
Cakes, Flowers, and Footwear Arrive
This summer saw the opening of Interoptik, alongside the relocation of foot therapist Else-Marit Berntsen‘s clinic. By the end of the month, Baker Nordby, Master Green, and Bekkestua shoes will also open their doors.
Right now Baker Nordby Kitchen builds and establishes a larger bakery and eatery with its own grant,
Gjemble shared.
Master Green will be centrally located, filling a long-standing demand for a flower shop. Flowers have been sought after a long time, since it is now more than two years since we last had its own flower shop,
noted the center manager.
Bekkestua shoes open next to Master Green. We have great faith in the shoe store,
Gjemble added.

Comprehensive Modernization Underway
Beyond new storefronts, common areas are receiving a significant refresh, including new flooring, updated wall and ceiling paint, and modern lighting.
Finally in the project we will upgrade all outdoor areas and parking spaces – to both bicycles, cars and own fast charging station for electric cars,
announced Erik Gjemble.

Gjemble anticipates that the investment in a revitalized center will boost sales, which had previously declined due to construction and the fire incident.
Larger and better store mix, new and modern premises, free parking and goals to reach new customer groups mean that we expect a greater increase in sales and visit to the shopping center over the next few years,
concluded Erik Gjemble.
