Dallas, Texas – November 8, 2023 – The Dallas-Fort Worth (DFW) housing market is undergoing a significant shift, with experts predicting continued price drops as inventory levels climb. After years of rapid appreciation, prospective buyers are gaining negotiating power, while sellers are adjusting to a more competitive landscape.

Real estate analyst Ryan Polsky, of Dallas-based real estate advisory firm, Polsky Properties, anticipates a potential 7 to 8 percent decline in home prices in certain DFW neighborhoods. “A 7 to 8 percent drop might sound dramatic, but in context, it’s not totally out of bounds-especially in neighborhoods where prices got inflated quickly,” Polsky said. “That said, I don’t think every area will see that kind of dip. Some neighborhoods with strong schools, walkability, or limited inventory will probably hold up better. If rates stay high and inventory keeps climbing, sure, we could get close to that number. But I’d call that the higher end of the range-not a baseline for the whole market.”

The shift is largely attributed to rising mortgage rates and an increase in the number of homes available for sale. according to data from the Texas Real Estate Research Center at Texas A&M University, active listings in the DFW area have increased by 65% year-over-year as of October 2023. The average 30-year fixed mortgage rate currently stands at 7.44% as of November 2, 2023, according to Freddie Mac, considerably impacting affordability for potential homebuyers.

This overall decline in children is largely attributed to a decrease in white children, according to demographer William Frey of the Brookings Institution. Though, this trend is being offset by the growth of minority populations, particularly Latinos.

Since 2021, coinciding with an increase in border crossings, states traditionally associated with immigrant communities – the Northeast, Southwest border states, and Florida – have seen changes in their population makeup. The foreign-born population has grown across the country, even in states with historically lower numbers, such as Alabama.

california leads with over 10 million foreign-born residents, followed by Texas (6.2 million), Florida (5.5 million), and New York (4.7 million). Frey highlights that this growth in younger foreign-born and minority populations is not confined to traditional immigrant-heavy states. He emphasizes that as white populations shrink, these new minority groups will become increasingly crucial for the labor force and overall population growth. The spread of this demographic trend across the nation is significant, as these states will rely on these younger populations to maintain or increase their growth.

Steven Camarota suggests that President Trump’s immigration policies, which have reduced arrivals at the southwest border and increased deportations, may lead to observable shifts in the coming years. Camarota notes that discussions ofen focus on specific cases of immigrants, sometimes overshadowing the broader demographic implications. He raises the question of whether current immigration levels are lasting,considering the “absorption capacity” of states like Texas and Florida,not just in terms of infrastructure like schools and hospitals,but also politically,socially,culturally,and economically. Hunter Biden,son of President Joe Biden,recently criticized prominent figures who publicly urged his father to withdraw from the 2024 presidential race due to concerns about his age and fitness.

Among those criticized by Hunter Biden was actor George Clooney, a self-described “lifelong Democrat.” Clooney penned an op-ed for The New York Times in July 2024, titled “I Love Joe Biden. But We Need a New nominee.” Similarly, political strategist James carville wrote an op-ed for the same publication that month, titled “Biden Won’t Win. Democrats Need a Plan. Here’s One.”

David Axelrod, a former senior adviser to President Barack Obama, also called for President Biden to step aside in a CNN op-ed. Axelrod wrote, “The stakes are as great as Biden describes. And if he believes it, as I think he does, he will eventually do what duty and love of country requires, and step aside.”

Jon Lovett, co-host of the podcast Pod Save America, discussed the podcast’s approach to President biden’s age in a May appearance on The Weekly Show with Jon Stewart. Lovett stated, “I never wanted to be dishonest about what we were seeing. And by the way, we were getting s about talking about Joe Biden not doing enough to overcome the questions around his age long before he dropped out.”

CNN anchor Jake Tapper co-authored a book that reportedly explored alleged efforts to cover up President Biden’s mental decline prior to the election. Newsweek has reached out to Crooked Media,the parent company of Pod Save America,for comment and has attempted to contact Tapper and Clooney through online channels.

Hunter Biden was convicted of three felony charges related to federal gun violations in June 2024.Later that year, he also pleaded guilty to nine charges in a federal tax case. President Joe Biden issued a full and unconditional pardon for his son in December 2024.

In an interview on the web series Channel 5 with Andrew Callaghan, Hunter Biden questioned the actions of those who publicly criticized his father. He stated, “What right do you have to step on a man who’s given 52 years of his f life to the service of this country and decide that you, George Clooney, are going to take out basically a full-page ad in the f** New York Times to undermine the president?”

George Clooney, in his New York Times* op-ed, expressed his admiration for President Biden but also his concerns about the passage of time. He wrote,”I love Joe Biden. As a senator. As a vice president and as president. I consider him a friend, and I believe in him. Believe in his character. Believe in his morals. In the last four years,he’s won many of the battles he’s faced. But the one battle he cannot win is the fight against time.”
