Costco, Marriott, and Auto Mall Planned for Major Growth Near TSMC in Phoenix
PHOENIX – Major retailers and hospitality brands are slated to join the burgeoning Halo Vista development near the Taiwan semiconductor Manufacturing Company (TSMC) facility in north Phoenix. Plans announced this week reveal Costco will occupy roughly 15 acres, with marriott aiming to open hotels encompassing approximately 5 acres, and space reserved for a potential 12-dealership auto mall. Infrastructure work is targeted to begin by early next year, preceding the anticipated groundbreaking of Costco and Marriott in the latter half of 2026.
The 2,300-acre Halo Vista project, spearheaded by a partnership including Globe Corporation, is designed to capitalize on the economic boom spurred by TSMC’s investment in the region. While the retail and hospitality components represent a relatively small portion of the overall development, project leaders emphasize their importance as “early adopters” for the master plan. Costco intends to open its phoenix location by the end of 2026. Marriott’s combined hotels are expected to offer around 250 rooms for visitors.
Beyond the announced retailers, Halo Vista also envisions two distinct sub-areas: The Forge, a 12 million square-foot industrial zone, and the sonoran Oasis Science and Technology Park, offering 3.5 million square feet of flexible office and technology space.
“Kind of small in the grand scheme of, you know, 2,300 acres, but large in terms of early impact, early adopters for the master plan,” said developer representative Janson.
Currently, no manufacturers or dealers have committed to the planned auto mall.
