Czech Mortgageโ Market Showsโ Resilience Despite Rising Prices, Survey Finds
Prague, Czech Republic – Despite soaring โคproperty prices, the Czech mortgage market is demonstrating surprising resilience,โฃ fueled by considerable โhousehold savings accumulated during the COVID-19 pandemic.โฃ Aโ newโฃ survey conducted by IPSOS โฃfor the Czech โBankingโข Association (CBA) reveals thatโ 5%โ of Czechsโ plan to seek a mortgage within theโ next twoโ years, with an additional 13% consideringโค one in the longer term.
According to Jaromรญr ล indel, Chief Economist of the CBA,โ several factors are at play. “plans regarding โคfuture mortgages are influenced โขby a high level of savings, a high โrate of property price growth,โ and โคthe aging of the population,” he stated. โฃ
Theโ significant โsavings – currentlyโ totaling approximately three trillion Czech crowns – are largely a result โof limited spending opportunities during pandemic lockdowns.โ This financial cushion is enabling some prospectiveโฃ buyers to navigate โฃthe increasingly challenging housing market.
Despite the sharp increase in realโ estate prices, the CBA anticipatesโ solid growth in the mortgage sector. In September, the association predicted banks could issue 301 billion CZK in โhousingโ loans thisโ year -โ a substantial 33% increase โคcompared to the previous year.
The survey also indicates a strong โคbelief among potential homebuyers that property prices will continue to climb,โค withโฃ around 70% anticipating further increases. However, those lookingโค to enterโฃ the market should prepare for higher repayment costs.โข Many areโ facing the endโฃ of fixed-rate mortgage periodsโข secured during the era of historically low interest rates, leading to possibly significant increases in monthly payments.
This shift โin โฃthe mortgage โlandscape underscores the importance of careful financial planning forโค prospectiveโค homeowners in the Czech โคRepublic.
