Singler-Areal: City Council Accelerates Construction

Lahr, Germany – City officials in Lahr have signaled a swift move to re-energize development plans for the Singler-Areal, following the withdrawal of Deutsche Bauwert AG from a proposed construction project. The announcement, made on Saturday, February 21, 2026, comes after the investor failed to present a viable urban development plan aligned with the city’s planning objectives, according to a statement released by the city administration.

Deutsche Bauwert AG informed the city of its decision to abandon the project, a move that had been anticipated by local authorities. The investor had consistently proposed building designs featuring structures of up to seven, and later six, stories, a scale deemed inappropriate for the location at the edge of Lahr’s city center and near the Schuttertal valley, according to city planners. The city had repeatedly requested a reduction in building height.

The city’s Technical Committee was last briefed on the status of the project during a closed-door session on November 6, 2024, where a site plan illustrating the investor’s intended development was reviewed. Despite these discussions, Deutsche Bauwert did not submit a revised concept reflecting the city’s feedback, precluding any possibility of incorporating the project into a formal zoning plan.

City officials emphasized that while Deutsche Bauwert has withdrawn, the property owner retains the right to submit a building application consistent with existing planning regulations. However, the city cautioned against expecting a quick approval process for any proposal that attempts to maximize building density or exert public pressure to alter planning laws. The city maintains that any changes to planning regulations will be determined solely by the democratically elected City Council, prioritizing the overall goals of urban development over individual or commercial interests.

The city’s statement, released on March 13, 2025, reiterated that a suitable urban development plan, aligning with the city and council’s objectives, was never presented by Deutsche Bauwert. The city confirmed that it had previously communicated to the investor that its proposals were unlikely to gain approval from the City Council.

As of February 21, 2026, the city has not announced any specific plans for soliciting new proposals for the Singler-Areal. The next scheduled meeting of the Technical Committee, where the future of the site may be discussed, has not yet been publicly announced.
