Home Insurance Premiums Rival Mortgage Payments for Many Homeowners, SoFi Survey Finds

According to a SoFi survey of 520 homeowners taken on April 13, 2026, 44 percent of respondents report that their home insurance premiums now rival their mortgage payments. This financial squeeze is driven by widespread carrier withdrawals from high-risk states, policy nonrenewals, and severe premium spikes.

The traditional math of homeownership is breaking down. For decades, the fixed or predictable components of housing expenses relied on stable property insurance rates. Household insurance costs rose 6.9 percent over a recent 12-month period, forcing property owners to reevaluate their monthly cash flows and long-term asset protection strategies. As debt service and protection costs converge, individual borrowers alike face a new fiscal reality.

Regional Divergence and the Western Premium Surge

Geographic concentration dictates the severity of these cost increases. Data compiled by SoFi reveals a stark regional divide in how homeowners experience insurance inflation. In Western states, 62 percent of survey respondents report that home insurance premiums match the scale of their monthly mortgage obligations. By contrast, only 34 percent of Midwestern homeowners report a similar burden.

This disparity stems directly from carrier retreats. In Western states, 38 percent of survey participants received nonrenewal or cancellation notices over a two-year window due to catastrophic risk or property-specific concerns. The Northeast experienced similar headwinds, where 31 percent faced policy cancellations, with 26 percent of that affected group forced onto state-backed plans. Nationally, 23 percent of homeowners have been dropped by private carriers since 2024. While 79 percent of those dropped successfully secured new private coverage, 16 percent had to rely on state-sponsored pools.

The Risk Mitigation Gap and Deductible Shifts

Property owners are actively altering their coverage structures to absorb these expenses. Nearly half of homeowners—48 percent—are considering raising their deductibles or shifting to lower-tier policies to trim monthly overhead. These tactical cost-cutting measures carry hidden structural risks. Dropping coverage or scaling back limits can trigger lender-imposed force-placed insurance policies. These mandatory policies typically cost significantly more while delivering narrower protections than standard homeowner plans.

Paradoxically, vulnerability persists alongside higher costs. Hurricanes and severe windstorms rank as the single greatest perceived threat to real estate, cited by 35 percent of respondents. Despite this awareness, more than half of homeowners spent zero capital on damage-mitigating protective modifications over the preceding year. Similarly, while 13 percent of respondents identify nonhurricane flooding as their primary property risk, only 41 percent within that vulnerable cohort maintain standalone flood insurance policies.

Strategic Guidance for Commercial and Residential Portfolios

Managing this volatility requires specialized intervention across multiple financial disciplines. Corporate entities and real estate investment trusts holding geographically concentrated portfolios must utilize advanced risk modeling to project future debt-service coverage ratios. When managing sudden policy nonrenewals or complex corporate liability questions, stakeholders frequently engage specialized providers to audit portfolio vulnerabilities and restructure insurance contingencies. Simultaneously, navigating state-backed insurance pools and regulatory compliance demands rigorous oversight, making corporate advisory services essential for maintaining liquidity.

As insurance repricing reshapes property markets heading into upcoming fiscal quarters, asset owners cannot treat coverage as an administrative afterthought. Preserving operational yield requires proactive capital allocation toward physical property hardening and sophisticated broker negotiations. Enterprises and residential developers seeking to insulate their balance sheets from escalating property carrying costs must partner with specialized providers to secure competitive market placements before upcoming renewal cycles take effect.
