Grand Island Hires Attorney Mike Bacon for Good Life District Land Sale
Grand Island city leaders voted unanimously on Oct. 13 to retain Gothenburg attorney Mike Bacon to handle negotiations for selling the Veteran’s Village land to Woodsonia Real Estate for the Good Life District project, centralnebraskatoday.com reported.
Retaining Outside Counsel for the Good Life District
The 9-0 vote brought in Bacon to manage the sale of 191.53 acres priced at $3 million. City Council member Chuck Haase missed the Oct. 13 meeting. Mayor Roger Steele told the council that the transaction involves complex legal considerations tied to the largest redevelopment project in the city’s history. Bacon brings experience with the city’s Community Redevelopment Authority, having worked on documentation for prior redevelopment projects.
Steele noted in an Oct. 13 memo that public-private partnerships require specialized municipal expertise. The property stretches from the BNSF Railway line north to Airport Road/Highway 281 and from Broadwell Avenue west to Webb Road. Bacon’s practice focuses heavily on tax increment financing, with involvement in more than 275 TIF projects across Nebraska.
Weighing Legal Scope and Cost Against the January 2027 Deadline
Steele’s memo did not specify what Bacon’s services will cost the city. Legal expenses will scale according to the amount of work required to complete the transaction, based on established engagement rates. The administration plans to manage the scope and cost of services while updating the City Council on anticipated expenses.
A looming deadline dictates the pace of the legal review. The purchase agreement will not become operative and binding until Jan. 29, 2027. Woodsonia must provide written notice to the City Clerk by 4:30 p.m. on Jan. 28, 2027, confirming that operative events have occurred. If the developer misses that deadline, the agreement will be fully rescinded.
City Council Approves Land Sale and Fire Fighter Salaries
The land sale builds on earlier municipal actions. On July 28, the City Council approved two agenda items to advance the Good Life District project, following an updated memorandum of understanding discussed on June 2. Steele maintains that private ownership will allow the development to proceed faster than a shared public-private structure.
Alongside the legal vote, the council addressed unrelated municipal business on Oct. 13. Members voted 9-0 to approve a collective bargaining agreement and a corresponding salary ordinance amendment for International Association of Fire Fighters Local No. 647. The council also approved a six-month permit system for covered construction work and granted a Class “C” liquor license to AVAT Hospitality for Avid Hotels and Atwell Suites.
