Evergrande Founder Hui Ka Yan Sentenced to Life in Prison for Fraud

August 20, 2026 Dr. Michael Lee – Health Editor Health

Chinese real estate developer Hui Ka Yan, founder of the Evergrande real estate group, was sentenced to life in prison on Thursday, August 20, by the Shenzhen Intermediate People’s Court for large-scale fraud. According to reports from the Associated Press and Mint, the ruling serves as a defining milestone in the collapse of Evergrande, which previously accumulated more than $300 billion in liabilities. The court also levied severe financial penalties, fining the Evergrande Group 8.82 billion yuan ($1.31 billion) and Evergrande Real Estate 7 billion yuan ($1.04 billion).

  • Hui Ka Yan received a life sentence from the Shenzhen Intermediate People’s Court following a conviction for large-scale fraud, illegal absorption of public deposits, and corporate bribery.
  • Evergrande Group and Evergrande Real Estate face combined fines totaling a total of USD 2.3 billion for asset inflation and liability concealment.
  • The collapse of the developer in 2021 triggered a sweeping market downturn across China’s property sector, following government crackdowns on excessive corporate borrowing.

Sentencing and Financial Penalties Detailed by the Shenzhen Court

The Shenzhen Intermediate People’s Court convicted Hui—also widely known as Xu Jiayin—of orchestrating widespread financial fraud by inflating group assets and actively concealing massive liabilities. According to court statements cited by the Associated Press, Hui abused his corporate position to misappropriate company assets. In April, Hui pleaded guilty to charges encompassing the illegal absorption of public deposits, fraud, and bribery.

Alongside the founder’s life sentence, several senior Evergrande executives received prison terms stretching up to 18 years for related offenses including fraud and illegally taking public deposits. The financial penalties imposed on the corporate entities break down into two distinct judgments: an 8.82 billion yuan ($1.31 billion) fine for the primary Evergrande Group, and a 7 billion yuan ($1.04 billion) fine directed specifically at Evergrande Real Estate.

Historical Context of the Evergrande Default and Market Contagion

Founded in 1996, China Evergrande expanded aggressively to become the world’s most heavily indebted property developer. The enterprise formally defaulted on its debts in 2021 after Chinese authorities launched a robust regulatory crackdown on excessive corporate leverage in 2020. Investigations conducted jointly by authorities in Hong Kong and mainland China revealed that the developer manipulated financial metrics through aggressive tactics. These methods included prematurely booking revenue from property sales before construction completion and final apartment delivery to buyers, effectively overstating revenues by roughly $80 billion across the 2019 and 2020 fiscal periods.

The eventual liquidation of Evergrande sent severe shockwaves through the broader Chinese economy, severely suppressing activity across the domestic property market.
