In March 2026, Better and Coinbase introduced a novel crypto-backed, conforming mortgage product allowing borrowers to pledge digital assets for cash down payments. According to Coinbase’s official product announcements, the structure enables lenders to reuse pledged collateral while tying recovery of digital assets directly to the full repayment or refinancing of the primary conventional loan.

The macroeconomic backdrop of the housing market remains strained. In the second quarter of 2025, a typical American family needed approximately 36% of their household income just to service a mortgage payment on a median-priced new home, according to public data cited by Coinbase. For lower-income households, that burden escalated to roughly 71%. These figures highlight a persistent affordability crunch that has pushed the median age of a first-time homebuyer to 40 years old.

Dual-Loan Origination and Fannie Mae Compliance

The financial architecture of the Better and Coinbase collaboration relies on dual-loan origination. Borrowers receive a standard Fannie Mae-backed mortgage on the property itself, alongside a separate loan utilizing digital assets held in Coinbase accounts as collateral for the down payment. Because the primary debt conforms to Fannie Mae guidelines, the core financial instrument operates within traditional secondary mortgage market parameters.

Tax Advantages and Lender Re-Hypothecation Rights

However, the agreement introduces strict conditions regarding the underlying digital assets. Better retains the right to reuse the pledged bitcoin during the life of the loan. Borrowers cannot recover their cryptocurrency holdings until the main conventional mortgage is completely paid off or refinanced. This structure eliminates the traditional liquidation requirement—sparing borrowers from realizing capital gains taxes prematurely—while transferring specific collateral re-hypothecation rights to the lender.

Underwriting Shifts and Coinbase One Closing Cost Credits

Traditional underwriting models lean heavily on cash savings, income history, and conventional credit scores. By integrating digital asset holdings into the equation, the Better and Coinbase offering attempts to bridge onchain wealth with real-world real estate access. Coinbase One members who gain approval for a loan through Better are also eligible for up to $10,000 in closing cost credits.

Monetizing Non-Traditional Balance Sheets Without Taxable Sales

This integration marks a distinct shift in how liquidity is extracted from non-traditional balance sheets. Rather than forcing long-term investors to sell their holdings and forfeit potential upside, the program monetizes crypto assets without a taxable sale event.
