Adam Clayton secures planning permission for Kinsale dwelling
A floor space of 795 square meters forms the footprint of a newly approved retirement home in Ringfinnan, County Cork, where U2 bass player Adam Clayton has secured planning permission from Cork County Council, the Irish Examiner reported. The development will replace a ruined two-storey homestead overlooking Kinsale and the River Bandon.
Clayton lodged the application in June through Coakley O’Neill Town Planning Ltd, outlining plans for a six-bedroom or seven-bedroom dwelling featuring a rooftop paved terrace, an underground car park, a gym, a health spa, a games and media room, and multiple dining areas. Architects Rundell Associates stated in planning documents that the rock star recognized the plot as an ideal site upon first seeing it.
Cork County Council Sets Environmental and Safety Conditions
Cork County Council attached 15 conditions to the planning grant, designating the project as compliant with proper planning and sustainable development. Environmental requirements include a strict ban on cutting or removing trees and hedgerows between March 1 and August 31 to protect local biodiversity.

Road safety mandates require clear sightlines of 80 meters in both directions from the proposed site entrance. Additional provisions dictate the installation of a wastewater management plan, a construction timeline and phasing plan for the landscaping, and adherence to a development levy of approximately €10,500. Builders must also clear any mud or debris left on public roads during construction work.
The architectural design utilizes local materials such as dry stone walling and timber cladding alongside traditional slate pitched roofs and green sedum flat roofs. Energy infrastructure plans feature 50 photovoltaic panels on ground-mounted arrays and five micro wind turbines. Rundell Associates noted that the north and south wings mimic local farmsteads to minimize visual impact.

Clayton Seeks Privacy in High-Profile Kinsale Area
Clayton’s pursuit of a Kinsale-area retreat spans several years. He previously served as the underbidder for Annefield House at Ballinclashet Creek in Oysterhaven when it came to the market in 2023, before a US buyer purchased the property for €2.775m. The Ringfinnan site shares the privacy that initially drew Clayton toward Oysterhaven.
The surrounding area has drawn numerous high-profile figures. US billionaire James Berwind invested more than €20m in local properties, most recently going sale agreed at over €6m for Prospect Villa in Scilly. Nike heir Travis Knight purchased Ocean Breeze in Scilly for €4.5m in 2023, while singer-songwriter Tori Amos owned Ballywilliam House upriver for 25 years before selling it in 2019 for €1.19m, according to the Irish Examiner.
