October 26, 2026 Emma Walker – News Editor News

A Henrico County property secured by a May 2025 deed of trust carrying an original principal amount of $328,652.00 will face a public foreclosure auction on November 30, 2026. Substitute trustees intend to sell the real estate designated as 923 Pleasant St, Richmond, VA 23223, carrying Parcel ID 816-723-3709, after default occurred on the underlying financial terms.

Public Auction Details and Venue Logistics for 923 Pleasant St

The public auction is scheduled for 1:00 PM on November 30, 2026. Bidding will take place directly in front of the building housing the County of Henrico Circuit Court, located at 4309 E. Parham Road, Richmond, VA 23228. Legal documentation for the loan originated from a Deed of Trust dated May 19, 2025. Officials recorded the instrument in the Clerk’s Office of the Circuit Court of the County of Henrico, Virginia on May 20, 2025. The transaction appears in Deed Book 06665 at page 1215, under Instrument Number 202500012553.

Property descriptions identify the parcel as Lot 11, Block C, Wynfield, Section B. Austin Brockenbrough & Associates, Consulting Engineers of Richmond, Virginia, prepared the original plat on June 24, 1976. The plat is recorded in Plat Book 62, pages 59 and 60, of the Henrico County Circuit Court Clerk’s Office.

Buyers Must Provide Cash Deposits for November Auction

The substitute trustees have established strict financial requirements for prospective buyers participating in the November 30 auction. Terms of the sale require cash. Successful bidders must provide a deposit totaling $33,000.00 or 10 percent of the sale price, whichever figure is lower. Participants must register prior to the sale and present their bid deposit to the trustee.

Deposits must consist of certified funds, cash, or a combination thereof. Trustees will cap accepted physical cash at $9,900.00 per bidder. The winning bidder’s deposit will be retained at the conclusion of the auction and applied directly toward the purchase price. Trustees will return all other bid deposits to unsuccessful participants. Settlement must occur within 15 days of the sale.

Purchasers Assume Responsibility for Prior Liens and Redemption Rights

The property will transfer subject to all prior liens, easements, restrictions, covenants, and conditions of record. Matters that would typically surface through an accurate survey or physical inspection of the premises also apply. The acquisition remains bound by senior liens and any applicable federal redemption rights, including those held by the Internal Revenue Service and the Department of Housing and Urban Development. Federal redemption periods can extend up to 120 days following the formal foreclosure sale.

Purchasers assume full responsibility for conducting independent title investigations. The successful bidder must also secure physical possession of the property and cover all costs and fees associated with recording the Trustee’s Deed. High bidders will execute a Memorandum of Trustee’s Sale outlining specific settlement terms, and attorneys representing the substitute trustees will draft the final Trustee’s Deed entirely at the purchaser’s expense.
