Your First Home scheme for England first-time buyers announced
The program is designed to help first-time buyers in England purchase new-build properties with a lower deposit and a smaller mortgage.
Modelled similarly to the Help to Buy equity loan scheme that operated between 2013 and 2022, the new policy provides eligible buyers with a 20 percent equity loan that remains interest-free for the first five years. To qualify, participants must be first-time buyers purchasing a new-build home in England for their own occupation, with household incomes capped at £110,000 outside London and £140,000 within the capital. Deposits must range between 2.5 percent and 15 percent of the property price, while maximum property price caps are set at £650,000 for inner London, £500,000 for outer London, £375,000 in Reading, £355,000 in Manchester, £320,000 in North Devon, and £220,000 in Middlesbrough.
British Homebuilder Shares Fall After Budget Speech
British homebuilder shares fell sharply following the budget speech, driven down by developer fees, funding limits, and the operational timeline. Reuters reported that the homebuilders sector index dropped more than 6% on October 28, reversing an earlier 9% rally seen since the scheme was initially previewed in September. Major developers including Barratt Redrow, Taylor Wimpey, and Persimmon recorded 7% declines.
Developers face progressive sales fees ranging from 1% to 4% annually based on the volume of homes sold through the programme. Peel Hunt analyst Sam Cullen noted that the 4% fee applied to sales above 250 homes exceeded the nominal 1% levy anticipated by the market. Investec analyst Aynsley Lammin observed that the £4.7 billion total funding allocation implies the scheme may last only a couple of years rather than five, potentially discouraging builders from committing to new sites.
Government Equity Loans Reduce Monthly Mortgage Payments
Financial mechanics under the initiative alter loan-to-value ratios to reduce initial borrowing costs. For a £200,000 property, a standard £10,000 deposit yields a 95% LTV with an interest rate of 5.49% and monthly payments of £1,166, according to Money Saving Expert figures. Applying the 20% government equity loan drops the mortgage size to £150,000, achieving a 75% LTV with an interest rate of 5.03% and monthly payments of £880.

Interest on the equity loan becomes payable from year six at 1.5%, rising to 3% from year seven onwards. The principal borrowed must be repaid upon selling the property or before settling the primary mortgage, with repayment values fluctuating in direct proportion to local property price movements. Lifetime ISAs can be used alongside the scheme, though Money Saving Expert noted it remains unclear whether participating lenders will offer standard mortgage products or specialized higher-priced deals.
Tax Surcharges May Reduce Rental Supply
Reuters noted that analysts criticized the April rollout for missing the start of the crucial spring selling season.
