According to design statements submitted by architectural firm Rundell Associates, Clayton’s brief calls for a modern, sustainable, and comfortable family home featuring step-free access throughout the main living areas and principal bedroom to function as a lifetime residence. The sprawling seven-bedroom layout will encompass an underground car park, a gym, a health spa, a games and media room, and multiple kitchen and dining spaces. The ground-floor principal bedroom includes a private balcony, a supersize dressing room, and an en suite.

Rather than adopting a single massive footprint, the north and south wings of the structure take architectural cues from local farmsteads and courtyard typologies to minimize visual impact. The project replaces a two-storey ruined homestead and surrounding outbuildings, stretching across three distinct levels. Exterior plans incorporate a walled garden, water features, multiple paved terraces, and soft landscape terracing. The landscaping design aims to embrace the wild nature of the site, establishing pathways through native heather and adding vegetation to screen the property from neighboring lines of sight.

Energy Independence and Local Infrastructure

Central to Clayton’s architectural ambitions is the careful framing of views, paying particular attention to Archdeacon Duggan Bridge, which links Kinsale town with the Castlepark and Ringrone side of the Bandon River toward the Old Head and Sandycove areas. Building materials will lean heavily on local sourcing, featuring varied dry stone walling, timber cladding, traditional slate pitched roofs, and green sedum flat roofs.

To support energy efficiency and site self-sufficiency, the planning application outlines the construction of a new access road from the main road, the installation of 50 ground-mounted photovoltaic solar panels, five micro wind turbines, and a dedicated modern wastewater treatment system. A formal decision on the planning application is scheduled for October 21.
