Montreal Tower Project Soars to New Heights

Ambitious redevelopment of Îlot Voyageur site includes over 1,200 new dwellings.

Plans for the redevelopment of Montreal’s Îlot Voyageur site, formerly a coach station, have been significantly expanded. The project could reach 25 stories with space for more than 1,200 residences.

Revised Plans Unveiled

Earlier proposals for the strategic location in downtown Montreal suggested a 20-story building with 1,030 dwellings. The current blueprint features structures ranging from 13 floors (41 m) to 25 floors (80 m), according to a report by the Ville-Marie borough’s urban planning committee.

The committee supports the project. Further approvals are required before construction commences. The transformation of the site, vacant for over ten years, is projected to begin in 2027 or 2028, according to developers.

“Mondev enthusiastically welcomes the decision of the Advisory Committee […] To allow a 25 -storey project at the traveling island,” the company stated through a public relations firm. The committee “has recognized the relevance of our request for modification filed following our presentation to its members.”

Impact on the Skyline

Though the new building will be taller than initially anticipated, its 80-meter height will remain shorter than the nearby **Dupuis** Square, which measures approximately 90 meters. Across North America, increased high-rise construction continues to reshape urban landscapes; a recent report indicates that in 2024, the number of buildings over 200 meters tall grew by 14% (CTBUH).

Trend of Increasing Density

This project joins a growing list of developments in Montreal where building heights have been increased during the planning stages. The **Plante** administration has recently approved taller towers for sites near the Frontenac metro, the former Mercy hospital, and the former Sourdes-Muettes Institute.

**Mondev** and a community organization are partnering to develop the Îlot Voyageur site. The **Plante** administration had hoped for a summer opening, but construction is delayed.
