Riyadh Apartment, Villa Rental Prices Show Neighborhood Divide
New data reveals a significant disparity in apartment and villa rental costs between two Riyadh neighborhoods. The analysis highlights that tenants could pay substantially more depending on their chosen location.
Apartment Rental Costs Compared
Commercial indicators show that Al-Rabwah apartments command higher rents. Over the last year, apartment rentals in Al-Rabwah averaged 35,420 riyals, according to data from the โrentโ network. In contrast, similar apartments in Al-Malaz averaged 29,148 riyals.
This price difference means that apartment rentals are over 21.5% more expensive in Al-Rabwah compared to Al-Malaz.
Villa Rental Costs Compared
The price gap is even more pronounced for villas. Renting a villa in Al-Rabwah averages 97,879 riyals. However, in Al-Malaz, the average villa rental costs 64,947 riyals.
Therefore, prospective tenants can expect to pay over 50.7% more to rent a villa in Al-Rabwah versus Al-Malaz.
These rental differences highlight the impact of location on housing affordability in Riyadh. Nationally, rents are rising, with asking rents up 0.3% in April 2024 alone (Realtor.com).
