Shares of puravankara Ltd. experienced a significant boost on Wednesday, rising over 12% following the Bengaluru-based real estate developer’s report of robust double-digit growth in quarterly sales value and collections.This surge snapped a five-day losing streak and reignited investor interest in a stock that has underperformed the market over the past year.The stock reached a high of Rs 258.60, driven by positive business updates for the December quarter, indicating increased demand, improved cash flow, and consistent project execution.

Puravankara’s performance in the December quarter demonstrates a clear upward trend across several crucial metrics. Collections increased by 22% year-over-year to Rs 1,140 crore, and 9% sequentially, highlighting a strengthening cash position despite a generally mixed sentiment in the broader real estate market. Apartment sales reached Rs 1,414 crore, a 17% increase compared to the same period last year and a 7% rise from the previous quarter (September). While sales area grew 4% year-over-year, it experienced a slight sequential dip to 1.49 million square feet. Notably, average realizations climbed 12% year-over-year to Rs 9,500 per square foot, indicating the company’s ability to command higher prices for its properties.

Understanding Realization Rates in Real Estate

Average realization rate is a critical metric for real estate developers. It represents the average price achieved per square foot of sold property. A rising realization rate suggests several positive factors: increased demand, triumphant marketing efforts, improved property quality, or a favorable shift in market conditions. For Puravankara, the 12% increase indicates a strong ability to maintain pricing power and profitability.

During the quarter, Puravankara successfully delivered 1.23 million square feet of space, completing 1,116 homes. Over the first nine months of the year, total deliveries amounted to 2.58 million square feet across 2,446 homes, demonstrating consistent project completion and customer satisfaction.

Strategic Land acquisitions and Project Pipeline

Puravankara has been actively expanding its land bank and project pipeline. In the first nine months of the year, the company added over 12.76 million square feet of potential developable area, representing an estimated gross development value (GDV) of Rs 13,900 crore. These acquisitions include significant land parcels in Bengaluru (Anekal Taluk – 53.5 acres) and Mumbai (redevelopment projects in Malabar Hill and Chembur), as well as strategic partnerships in North and East Bengaluru.

Gross Development Value (GDV) is a key metric used in real estate to estimate the total revenue a project is expected to generate once completed and sold. It’s calculated by multiplying the total saleable area by the expected average selling price per square foot. GDV is crucial for assessing the potential profitability and return on investment of a real estate project.

Further bolstering its momentum, Puravankara’s wholly-owned subsidiary, Starworth Infrastructure and Construction Ltd., received a Letter of Intent (LOI) for a substantial residential project in Bengaluru valued at Rs 311.18 crore. Sattva Resi Pvt. Ltd. awarded the contract for the construction of Sattva AANGANE, a project encompassing approximately 3.04 million square feet,with an expected completion timeframe of 37 months.

While Wednesday’s rally provided a welcome respite,Puravankara’s stock has faced headwinds over the past year,declining by 25.2%. This makes the positive reaction to the Q3 update a significant turning point for investors monitoring the real estate sector. The recent gains suggest renewed confidence in the company’s ability to navigate market challenges and capitalize on growth opportunities.
