Malaga Mortgage Market Reboundsโข withโ 24% Increaseโค in September
Malaga, Spain -โค November 27, 2025 – โThe mortgage market inโ the province of Malaga experienced a โmeaningful revival in September, โwith 2,083 property-backed loans signed – a nearly 24% increase compared to the 1,683 loans recorded during the sameโ month last year. This โคrebound follows a decline experienced in August.
Despite the increase in mortgageโ activity, theโ average loan amount has also risen sharply, exceeding 260,000 euros. This represents a 36% โjump โfrom the average mortgage price of under 200,000 euros a year prior.
September data positions โMalaga as having the third most โexpensive average mortgage in Spain, trailing onlyโ the Balearic Islands (over 282,000 euros) โขandโ Madrid (263,368 euros), andโฃ surpassing Barcelona (201,000 euros) and Guipรบzcoa (191,000 euros). Malaga also saw the third-largest percentage increase in average loan amounts, with a 36% rise, bested only byโค Cadiz (44%โ to 158,000 euros) โand Teruel (40% to 114,000 euros).
Nationally,the average mortgage in Spain for September was 170,600 euros,a 14% increase year-over-year,with a total of 46,120 mortgages signed -โค up 12% from just over 41,000 inโ September of the previous year.
Year-to-Dateโ Performance
From January to September, nearly 16,400 mortgages were signed inโค Malaga, representing a 16.32% year-on-year increase and a 1% bettermentโ over the figures recorded upโ to August. However, this growth remains 5% below the 21.41% growth seen โnationally, totaling almost 303,000 loans across Spain.
Malaga currently โคranks as the sixth province โขwith the highest number of mortgages signed this year,following Madrid,Barcelona,Valencia,Seville,and Alicante. September’s figures allowed Malaga to surpass Seville โin mortgage activity.
the average mortgage signed in Malaga โso far this year is โapproximately 220,000 euros – lower than the 260,000 euros recorded in September – but still the third highest in Spain,behind the Balearic โIslands (almost 280,000 euros) and Madrid (justโ over 251,000 euros). This represents a 13% increase compared to last year’s average of under 200,000โข euros.
Across Spain, the average mortgage for the year stands at 161,500 euros, a 13% year-on-year increase.Provinces like Cรกceres, Ciudad Real, and Zamora report average loans below 90,000 euros.
