Dallas Housing Market Cools: Price Drops Expected as Inventory Rises
Dallas, Texas – November 8, 2023 – The Dallas-Fort Worth (DFW) housing market is undergoing a significant shift, with experts predicting continued price drops as inventory levels climb. After years of rapid appreciation, prospective buyers are gaining negotiating power, while sellers are adjusting to a more competitive landscape.
Real estate analyst Ryan Polsky, of Dallas-based real estate advisory firm, Polsky Properties, anticipates a potential 7 to 8 percent decline in home prices in certain DFW neighborhoods. This forecast aligns with recent projections from Reventure Real Estate, a data analytics firm specializing in the DFW market. however,Polsky emphasizes that the extent of the price correction will vary depending on location and property characteristics.
“A 7 to 8 percent drop might sound dramatic, but in context, it’s not totally out of bounds-especially in neighborhoods where prices got inflated quickly,” Polsky said. “That said, I don’t think every area will see that kind of dip. Some neighborhoods with strong schools, walkability, or limited inventory will probably hold up better. If rates stay high and inventory keeps climbing, sure, we could get close to that number. But I’d call that the higher end of the range-not a baseline for the whole market.”
The shift is largely attributed to rising mortgage rates and an increase in the number of homes available for sale. according to data from the Texas Real Estate Research Center at Texas A&M University, active listings in the DFW area have increased by 65% year-over-year as of October 2023. The average 30-year fixed mortgage rate currently stands at 7.44% as of November 2, 2023, according to Freddie Mac, considerably impacting affordability for potential homebuyers.
For prospective buyers, the changing market presents a favorable opportunity. the days of intense bidding wars and waived contingencies are largely over, allowing buyers more time to carefully evaluate properties and negotiate
