Ireland Estate Agent Investigates “Split” Sale Scheme to Qualify buyers for Help to Buy

The controversy centers around a show house in the Altidore estate, Newtownmountkennedy, Co Wicklow, developed by DRES Properties. Initially listed for €525,000 – exceeding the HTB cap – a prospective buyer inquired whether the price could be adjusted to €500,000 to enable eligibility for the scheme. The agent initially confirmed it would not qualify [1].
Though, subsequent interaction revealed a proposed “split” sale: €500,000 for the house itself and an additional €25,000 allocated to flooring. The agent explicitly stated the buyer would need to fund the €25,000 separately, outside of their mortgage, and threatened to offer the property to another HTB-eligible buyer if the arrangement was rejected [1].
Sherry FitzGerald has acknowledged the situation and stated it believes this to be an isolated incident. A spokesperson confirmed the internal investigation and pledged to implement measures to prevent recurrence [1]. The developer, DRES Properties, is reportedly not involved in the direct negotiations with the buyer.
