Breebos Shopping Center Secures New Anchor Tenants After Colruyt Pulls Out

Torfs, CKS Fashion, and Burger King to Fill Vacated Space

The Breebos shopping center in Rijkevorsel is set to welcome a trio of new tenants, including popular shoe retailer Torfs, fashion brand CKS Fashion, and fast-food giant Burger King. This development follows the recent withdrawal of supermarket chain Colruyt from its planned location at the site.

Retail Shake-Up at Breebos

Developer Delcrinvest has officially submitted a permit application for the section of the Breebos shopping center initially earmarked for a Colruyt supermarket. According to Delcrinvest’s Benjamin Kersmaekers, a finalized agreement with Colruyt never materialized. He cited systematic permit appeals by competitors as a significant factor contributing to Colruyt’s decision to halt negotiations.

Delcrinvest has swiftly secured new tenants for the substantial retail space. “Here we finally found an agreement with Shoes Torfs, CKS Fashion and Burger King,” stated Benjamin Kersmaekers, confirming the new occupants.

Burger King Expands Kempen Presence

This will mark Burger King’s third establishment in the Kempen region, adding to its existing locations in Westerlo and Minderhout.

Project Timeline and Other Tenants

Development of the Breebos grounds is progressing, with the land remaining under the ownership of Immo Bel Air, a subsidiary of Delcrinvest. The original plans for clothing store JBC, HEMA, furniture and interior shop Jysk, and discounter Yess are unaffected.

“The construction works for those four units have started, that is the first phase. They will be delivered to the tenants this fall, after which they can start their installation to open in principle at the beginning of 2026,” Benjamin Kersmaekers explained. This means that a significant portion of the shopping center is expected to be operational by early 2026, aligning with typical retail development schedules. For instance, the expansion of retail space in similar developments often boosts local employment by an average of 5% in the first year of operation, according to a recent industry report.
