Kitchener Considers Nine-Tower Residential Project
A proposal for a cluster of residential towers on a Kitchener industrial site could bring significant density to the area. The project would transform the landscape near a national historic site.
Massive Housing Project Proposed
Submitted by Hogg Fuel & Supply, the development proposal includes nine towers, potentially adding over 2,600 residential units near Lancaster Street West and Wellington Street North.
These towers would vary in height from 12 to 36 stories, featuring a mix of one- and two-bedroom apartments, with a central green space planned for the site.
Rezoning Request
The developers are seeking both an Official Plan Amendment and a Zoning By-law Amendment, which would reclassify the land use from industrial to residential.
The project faces some location-based challenges. The surrounding neighborhood primarily consists of single-family houses, and the tallest tower would overlook the Woodside National Historic Site.
Kitchener’s Growth Spurt
This proposal is not the only large-scale residential development underway in Kitchener. About one kilometer to the west, the Victoria Commons development is in its final phase, set to introduce over 1,000 new housing units within three high-rise buildings. Housing starts in Canada have surged 22% year-over-year, signaling increased construction activity (BNN Bloomberg).
A public information session about the Hogg Fuel & Supply project is scheduled for July 30.
