Mortgage Applications Rise 3.4% as Rates Fall for Second Week
Mortgage rates fell for the second week to 7.37% for standard thirty-year loans, prompting a 3.4% rise in overall application volume as borrowers sought relief. The drop in borrowing costs finally brought consumers back to their brokers, while a growing share applied for riskier loans at even lower rates.
Application Volumes Rise as Conventional Rates Ease
Total mortgage application volume moved higher for the week as contract interest rates on conforming 30-year fixed-rate mortgages—covering balances of $832,750 or less with a 20% down payment—decreased to 7.37% from 7.41%. Points on these standard loans increased slightly from 0.75 to 0.76, including the origination fee.
Joel Kan, vice president and deputy chief economist at the Mortgage Bankers Association, noted in a release that the rate decline provided some much-needed relief for borrowers, sparking a modest rebound particularly in conventional applications. Even with this downward movement, rates remain more than a percentage point above levels recorded during the same week last year. Because most existing homeowners secured rates well below prevailing market benchmarks, broader refinancing activity stays suppressed.
Refinance Applications Drop While Buyers Pause Searches
Applications to refinance an existing home loan climbed 3% for the week but remained 61% lower than the volume observed during the same week one year ago. Federal Housing Finance Agency National Mortgage Database figures show that approximately half of all current U.S. mortgage holders maintain an interest rate below 4%.

Simultaneously, applications for purchase loans rose 4% week-over-week while remaining 18% below year-ago levels. Real estate agents report that broader economic anxiety and upcoming midterm elections have caused some potential buyers to pause their search.
Shift Toward Adjustable-Rate Mortgages
Desperate for lower monthly payments, borrowers increasingly turned to adjustable-rate mortgages. The ARM share of total applications climbed to 11.3%, reaching its highest point in over a year according to MBA figures. Contract interest rates for 5/1 ARMs decreased to 6.41% from 6.46%. These structures expose borrowers to current market rates once their initial fixed-rate term expires.
Mortgage News Daily surveys indicate that rates remained flat at the start of the week due to a lack of significant bond market catalysts. While the Federal Reserve is widely expected to leave its benchmark interest rate unchanged at its upcoming meeting, market participants monitor potential commentary from Fed Chairman Kevin Warsh for future pricing direction.
