Morocco Beachfront Property From 110,000 Euros, PAP Reports

October 18, 2026 Priya Shah – Business Editor Business

Coastal property listings in Morocco span from Tangier to Agadir starting at 110,000 euros, according to real estate platform PAP. The French property publisher detailed offerings across the Mediterranean and Atlantic littorals, noting that mild year-round temperatures continue to draw buyers seeking accessible second homes.

Coastal Pricing and Property Distribution Across the Moroccan Littoral

Entry-level pricing anchors near the Atlantic coast at Mohammedia, where apartments situated five minutes on foot from the corniche beach start at 110,000 euros for an 84-square-meter floor plan with four rooms and two bedrooms, PAP reported. Moving down the coastline, Soualem Plage lists a 50-square-meter, two-room apartment at 120,000 euros within a residential complex featuring swimming pools and direct beach access.

Properties scale upward as buyers look further south toward major hubs and surf destinations. Bouznika offers a three-room ocean-facing apartment spanning 86 square meters at 160,000 euros, located 300 meters from the shoreline. In the northern region near Ksar Sghir, a villa featuring two bedrooms, a double living room with a fireplace, and a 66-square-meter terrace overlooking both the sea and mountains commands 162,000 euros.

Villas and Premium Assets Near Casablanca and Agadir

Larger footprint properties near major economic centers command higher valuations. Dar Bouazza features a 160-square-meter house set on a 1,250-square-meter plot with a private swimming pool, listed at 199,000 euros. Oualidia lists an ocean-view house spanning 146 square meters on 450 square meters of land for 225,000 euros. Tamraght, positioned near Agadir, offers a house with double sea-view terraces across 108 square meters and 300 square meters of land priced at 240,000 euros.

Premium offerings reach 325,000 euros for a 350-square-meter house situated on a 900-square-meter plot south of Agadir, nestled between the ocean and the Souss-Massa National Park. PAP highlighted this furnished, renovated property featuring seven rooms and six bedrooms as a standout selection. At the top of the current inventory, a 177-square-meter apartment with a large sea-view terrace inside the Marina Smir residence in M’diq lists at 435,000 euros.
