The development saw 1,700 residences, including golf mansions, villas, and townhouses, sold to a buyer pool where 81% were new customers to Modon.

The AED 13 billion figure represents the highest publicly recorded sales value for a single residential project launch in the UAE. According to Modon Holding, the demand underscores a growing global confidence in Abu Dhabi’s economic strength and the leadership’s long-term vision for sustainable development.

Analyzing the Hudayriyat Golf Estates Asset Class
The development is anchored by Andalusian-inspired architecture and a 2.3-kilometre green spine. This infrastructure connects a clubhouse, wellness and fitness facilities, retail and leisure offerings, co-working spaces and a school, effectively creating a self-contained ecosystem.
