Keene, NH – The keene Zoning Board has approved waivers allowing the development of a casino and theater complex on Emerald Street, paving the way for a notable entertainment and economic venture in the city. The approvals, granted at a meeting last night, address parking and building height requirements for the proposed facility.
the project, spearheaded by Slate New England, aims to transform the former Walmart building into a multi-faceted entertainment destination. the waivers were necessary because the planned casino and theater exceed standard parking space ratios and building height limitations outlined in Keene’s zoning ordinances. City officials anticipate the development will generate increased tax revenue and attract visitors to the downtown area, though some residents have expressed concerns regarding potential traffic and noise impacts.
According to meeting minutes, the Zoning Board voted 4-1 to approve the waivers. Board member Susan Pyle cast the dissenting vote, citing concerns about the project’s overall scale and potential strain on city resources. “While I recognize the potential economic benefits,I remain unconvinced that the waivers are in the best long-term interest of the community,” Pyle stated during the meeting.
Slate New England’s proposal includes a 750-seat theater, a casino floor with approximately 300 gaming machines, and several restaurants and bars. The company estimates the project will create approximately 200 full-time and part-time jobs. Construction is slated to begin in the spring of 2024,with an anticipated completion date in late 2025. The project represents a substantial investment in Keene’s economic development and marks a departure from the city’s traditionally conservative approach to gaming and entertainment.
