St.Pete‘s Gas Plant Redevelopment Plan Includes Stadium Option, affordable Housing
ST. PETERSBURG, FL – A new redevelopment proposal for the 86-acre Gas Plant District in St. Petersburg accommodates the possibility of a new stadium for the tampa Bay Rays, alongside 446 affordable housing units and notable streetscape improvements. The plan, presented by Ark Ellison horus, is divided into two phases totaling $2.763 billion and aims to revitalize a historically significant area of the city.
The proposal addresses a key point of contention in previous redevelopment discussions – the future of the Rays. While not guaranteeing a new stadium, the second phase, spanning 2027-2034, includes a stadium option and a dedicated parking garage. This adaptability is crucial as the city navigates ongoing discussions with the team regarding their long-term commitment to St. Petersburg. The project impacts residents, the Rays institution, and the economic future of the city, with the city council holding final approval over any selected applicant.
The first phase, slated to begin in 2026, carries a $343 million price tag and focuses on the construction of a museum, affordable housing, and public space enhancements. Construction will not disrupt parking at Tropicana Field during either phase, ensuring continued operation of the current stadium.
Cathie Wood, founder and CEO of ARK Invest and a vocal supporter of the Rays’ previous proposal, has publicly backed the team. City officials, including Mayor Kenneth Welch, are reportedly intrigued by the latest plan and will initiate a public submission process if interest is confirmed.
“I think, from a 30,000-foot view, this checks a lot of boxes,” said Gerdes. “It’s got economic progress. It attracts peopel to the site. It has an option that the stadium could be built.”
The proposal also includes a contingency plan for the potential departure of the Rays, ensuring the redevelopment continues even without a new stadium commitment. “I think it was very prudent of the group to go with both scenarios and have a full-scale plan if the Rays decide to leave the location,” Gerdes added.
