Fitch Rates Digital Realty Trust’s Senior Notes ‘BBB
Digital Realty Trust has secured a ‘BBB’ senior notes rating from Fitch Ratings, coinciding with a dual-currency debt push that includes a CHF510 million Swiss franc offering and a separate euro-denominated green bond. The financing package highlights how capital-intensive data center operators fund global infrastructure expansion amid soaring demand for cloud and artificial intelligence systems.
Digital Constellation Prices Swiss Franc and Euro Notes
Digital Constellation B.V., a subsidiary of Digital Realty, priced CHF510 million in senior unsecured Swiss franc notes on September 28, 2026, with issuance scheduled for October 6, 2026, according to Dealroom. Those notes carry maturities stretching across 2029, 2032, and 2036. Net proceeds from the Swiss tranche hit approximately CHF508.4 million, or roughly $614 million. At the same time, Digital Euro Finco, LLC launched a concurrent offering of euro-denominated senior unsecured green notes sold outside the United States under Regulation S, as detailed by TipRanks.
Both debt instruments receive guarantees from Digital Realty Trust, Inc. and its operating partnership. The dual structure allows the global real estate investment trust to diversify its funding base across multiple international debt markets.
Allocation of Proceeds and Balance Sheet Management
Digital Realty earmarked the Swiss franc proceeds to temporarily pay down borrowings under its global revolving credit facilities. Remaining funds will support property acquisitions, development opportunities, working capital, and potential refinancing or retirement of existing securities.

Meanwhile, the euro-denominated green senior notes require the company to allocate an amount equal to the net proceeds directly to eligible green projects. Any unallocated euro proceeds will flow toward debt repayment, general corporate purposes, and further property development. The company maintains a market capitalization of $66.24 billion while managing extensive interconnection and cloud infrastructure assets.
Analysts Balance Valuation Risks Against AI Growth
Market observers point out that the aggressive expansion carries specific financial risks. Analysts flag valuation concerns tied to a high price-to-earnings ratio, which could limit stock upside if execution stumbles or growth slows down. Despite these valuation pressures, recent analyst consensus remains a buy with a $225.00 price target, balancing the heavy capital expenditure against secular tailwinds in enterprise and artificial intelligence computing.
