On September 30, publicly listed Taiwanese construction firm Dalisi Land Development (6177.TW) announced the acquisition of the Corridors Corporate Center in Phoenix, Arizona, for approximately 600 million New Taiwan dollars (around 30 billion Japanese yen). Executed through its subsidiary Dalisi Land Development Arizona, the purchase marks the company’s expansion into the Phoenix technology corridor and its first commercial real estate investment inside the Taiwan Semiconductor Manufacturing Company (2330.TW) industrial cluster.
Strategic Shift to Revenue-Generating Commercial Real Estate
Dalisi Land Development structured the transaction to establish long-term, predictable recurring cash flows through premium rental yields. Unlike traditional residential development projects characterized by cyclical sales windows, this asset diversification strategy is designed to smooth out broader economic fluctuations.
The company has maintained a presence in the Seattle property market since 2015, building localized operational experience, financial networks, and asset management capabilities. By applying its North American operational framework to the greater Phoenix metropolitan area, Dalisi aims to capture commercial space demand driven by the influx of semiconductor suppliers, multinational financial firms, and technology specialists.

The acquisition target is a Class A office park situated in the Deer Valley district of Phoenix. The site spans 7.18 acres—roughly 8,785 ping—with a total floor area of approximately 132,000 square feet, equivalent to about 3,711 ping. Current tenancy within the park heavily comprises upstream and downstream supply chain partners of Taiwan Semiconductor Manufacturing Company alongside other advanced technology enterprises.
Proximity to Advanced Semiconductor Infrastructure
Logistical positioning played a central role in the acquisition decision. The Corridors Corporate Center sits adjacent to primary regional transportation arteries, placing tenants within a 14-minute drive of Taiwan Semiconductor Manufacturing Company’s advanced wafer fabrication facilities in Arizona.
The rapid expansion of the semiconductor super-ecosystem in Phoenix has transformed the region into a core hub for next-generation technology industries in the United States. As global supply chain realignments create structural opportunities across North America, Dalisi has split its operational focus. The firm maintains its investment-grade residential development footprint in Taiwan while scaling up its commercial and revenue-generating real estate portfolio in high-growth U.S. technology corridors.
Corporate disclosures indicate that beyond the completed Phoenix acquisition, the firm is actively conducting due diligence on several additional prospective properties across the United States.
