Daft.ie Report: 13,775 second-hand homes listed for sale in Ireland

On September 1, 13,775 second-hand homes were listed for sale nationwide across Ireland, marking a 12.5% increase compared to the same date last year and reaching the highest September total since 2022, according to the Daft.ie Sales Report.

How the September Stock Compares to Prior Years

The total volume of available second-hand properties gives a direct reading of conditions across the property market, housing and economics expert Ronan Lyons noted in an essay. While the 13,775 listings recorded on September 1 represent an annual increase of 12.5%, the figure remains far below historical averages. Between 2015 and 2019, second-hand stock typically exceeded 26,000 units at any given time—nearly double the current volume. In the wake of the financial crash in 2009 and 2010, inventory surpassed 60,000 properties, whereas the recent low point arrived in February 2025 with just over 9,300 homes on the market nationwide.

Why Listings Are Accumulating Without a Surge in Construction

Growth in available stock stems primarily from a slowdown in how quickly properties leave the market rather than an increase in new construction completions or fresh listings. Over the 12-month period ending in August, just under 52,700 second-hand homes were listed on Daft.ie, matching figures from the previous two years and sitting more than 10% below the 2015-2019 average of nearly 60,000. Conversely, listings leaving the market through sales or withdrawals fell by 3% over the year to approximately 51,100. Consequently, properties remain on the market longer, pushing the estimated clearance time to 3.2 months as of September 1, up from 2.8 months a year prior but remaining well below the pre-pandemic average of nearly five months.

Regional Variations in Dublin and Across Munster and Connacht-Ulster

Market conditions diverge sharply between urban centers and rural regions. Dublin accounts for 3,802 second-hand properties listed on September 1, reflecting a 16% annual rise and returning within 8% of pre-pandemic benchmarks. Across the remaining four major cities, available stock increased by 27% yet remains roughly one-third below pre-pandemic levels. Outside urban areas, inventory gains remain modest; Munster recorded a 4% increase leaving stock 64% below the 2015-2019 average, while Connacht-Ulster posted a 2% rise keeping inventory 60% below historical norms. Meanwhile, registered sales of second-hand homes dropped 1% in the year to June, while newly built home sales climbed 13%.
