BJ’s Expansion with Gas Station Receives Preliminary‍ Riverhead Planning Board Approval

Riverhead Town’s Planning board granted preliminary approval to BJ’s wholesale club’s plans to expand ‌its Riverhead location with a gas station during its September 18th meeting.⁣ The project, located on⁤ Route 58, is a key component of the club’s ongoing efforts to enhance its services and attract customers.

Beyond the BJ’s project, the board ⁤also addressed several land subdivision requests, including approvals and public hearings concerning parcels in Jamesport and Northville, with a focus on preserving agricultural land.

The Planning Board granted conditional approval for the minor subdivision request of Peconic Farms,LLC,allowing the division of a 9.576-acre parcel at 1161 Peconic Bay Boulevard in Jamesport into‍ four residential building lots.

Public hearings were held for the following proposals:

* Woodhull at sound Shore: A request to subdivide a 3.287-acre‌ parcel at 506 Sound Shore Road in Northville into two lots. Attorney Kim Judd, representing the applicant, stated the subdivision is intended for “estate planning purposes.”
* Thomas Anderson⁤ minor subdivision: A proposal to divide a 25.711-acre parcel on Roanoke Avenue, within the Agricultural Protection Zoning⁢ District, into a four-acre lot and a 21.711-acre lot.
* Richard Anderson minor subdivision: A proposal to divide a 66.996-acre parcel on Roanoke Avenue, spanning the Agricultural Protection and Residence A-40 zoning⁣ districts, into three lots: 20.369 acres, 42.357 acres, and four acres.

Attorney Charles Cuddy, representing both Anderson applicants, explained the goal of these subdivisions is to facilitate the preservation of the majority of the land by Suffolk County for agricultural use. A previous report detailed the potential preservation of nearly 85 acres of prime Riverhead farmland.
