Beijing records 4,675 new-home net-signed contracts in September

Beijing recorded 4,675 new-home residential net-signed contracts in September, a 49.6% jump from August that matched a wave of holiday sales during the start of the October Golden Week holiday, according to Shanghai Securities Report.

Holiday Shoppers Clear Small Units in Fengtai and Shijingshan

On October 1, the first day of the National Day holiday, on-the-ground reporting by Shanghai Securities Report confirmed sustained foot traffic across new and recently built developments in Fengtai, Shijingshan, and Daxing. At the Longyue Jingxu project in Shijingshan, sales consultant Chai Peng told visitors that the property logged over 400 signed contracts during the three-day Mid-Autumn holiday following its September 22 launch, wiping out inventory for apartments under 100 square meters. “Our sales target is to sell out the entire development before the end of October,” Chai said, noting that five or six groups of prospective buyers remained gathered around the sales office model at lunchtime.

Similar buyer urgency appeared at the Jiatang Jingyue project located between Beijing’s West Third and Fourth Rings, where customer manager Wei Chenyang pointed to a model and stated that small units were already sold out, and the project is now promoting 138 square meter units. That project achieved a sell-through rate exceeding 60% since its mid-March debut. Meanwhile, further south near the South Fifth Road, the Future Yuanzhu project in Daxing drew seven or eight visiting groups by mid-afternoon on October 1, despite operating out of an office building sales center. Sales manager Yu Yao told reporters that government pushes toward spot-market sales mean future housing supply will tighten over the next two years, bolstering price stability and drawing active buyers.

Beijing New-Home Listings Surge While Second-Hand Sales Rise

According to China Index Academy data cited by Shanghai Securities Report, Beijing new-home listings reached 5,272 units between September 1 and September 27, outpacing any prior single-month total this year. Centaline Property chief analyst Zhang Dawei told Shanghai Securities Report that the short-term surge primarily reflects peak-season inventory release, warning that non-core suburban sectors continue facing clearance hurdles.

The secondary housing market maintained a steadier rhythm. Beijing second-hand residential net-signed contracts hit 15,756 units in September, up 13.7% from August, marking the highest level in three months and creating the highest record for the same period since 2021, per official data cited across reports. Property intermediaries in Xicheng and Fengtai observed steady inquiry volumes during the holiday, with sellers holding realistic pricing strategies rather than driving aggressive markup demands.

Regional Contrasts Across Shenzhen and National Markets

In Shenzhen, local housing authorities reported that primary and secondary residential sales prices rose for six consecutive months, with September secondary transactions holding steady near the 5,000-unit benchmark, according to 21st Century Business Herald. Leoyoujia research data showed secondary transaction average prices climbing 1% to 58,300 yuan per square meter, driven by rising demand for higher-total-price properties and school-district assets.

Nationwide, data compiled by China Index Academy across twenty key cities showed secondary residential transactions reaching 11.9万套 in September, representing a 5.6% monthly increase and a 7.4% year-on-year rise.


September’s net-signed secondary volume of 15,756 units created Beijing’s highest same-period record since 2021.
