Al Hudayriyat Island Leads Abu Dhabi Real Estate Market With AED 19 Billion in Sales
Hudayriyat Island secured AED 19 billion in real estate sales during the second quarter of 2026, capturing 27 percent of Abu Dhabi’s total residential transactions, according to data released by the Abu Dhabi Real Estate Centre (ADREC).
The market performance reflects ongoing capital deployment across prime master-planned developments in the United Arab Emirates capital.
Q2 Sales Distribution Across Abu Dhabi Islands
Hudayriyat Island’s AED 19 billion volume placed it well ahead of other major residential hubs tracked in the ADREC report for the first half of 2026. Market activity concentrated heavily across a handful of designated investment zones, highlighting a bifurcated demand pattern favoring integrated island communities.

Saadiyat Island captured the second position with AED 13.3 billion in recorded sales. Meanwhile, properties within the Abu Dhabi Global Market jurisdiction—specifically Reem Island and Al Maryah Island—combined for AED 10.5 billion in transactions. Yas Island rounded out the top tier of districts, posting AED 7.3 billion in quarterly sales.
Investment zones accounted for more than 22 percent of the emirate’s total residential supply during the opening six months of 2026, representing approximately 72,000 housing units. Reem Island maintained the largest share of completed and pipeline inventory with roughly 27,500 units.
