Lewisham Council has halted a £7.5 million redevelopment of the Grade II-listed Ladywell Playtower, a former bathhouse, after its growth partner, Guildmore, withdrew from the project citing financial challenges. The scheme, which aimed to transform the 141-year-old building into a four-screen cinema alongside affordable and private homes, is now seeking a new developer.
The council terminated its agreement with Bromley-based Guildmore last week (September 3) after the developer informed them in December 2022 that rising costs and interest rates made the project unviable, including fulfilling an accompanying S106 agreement. Plans, approved in November 2022, were designed by PRS for the restoration of the bathhouse and tower, with residential elements by Maccreanor Lavington.The playtower has remained vacant for 21 years as the closure of its community centre.
Lewisham selected Guildmore in 2022 following a competitive bidding process to restore the building, known for its distinctive round tower and, reportedly, a pigeon infestation. Despite council support in seeking option funding, Guildmore was unable to overcome the “financial viability challenges,” prompting the council to restart the partner selection process this autumn.
“The council will not allow this local landmark to remain in limbo,” saeid cabinet member for inclusive regeneration and planning, James-J Walsh. “We share residents’ frustrations and are acting decisively to break the deadlock. We are committed to working with the local community to identify new opportunities to restore the building.”
