Rental Negotiations Start Early: Property Owners Aim for Cooperation

Early Rent Negotiations begin to Avoid 2026 Retroactive Increases

Stockholm – Property owners Mittnord have initiated rent negotiations for the following year, an unusually early start intended to prevent retroactive rent increases impacting tenants in 2026. The move comes after protracted negotiations in recent years, sometimes lasting up to seven months, which resulted in delayed agreements and potential financial burdens for renters.

Jim Törnroth, negotiating manager at Mittnord, emphasized the importance of proactive discussions. “Retroactive rent increases benefit no one,” he stated. “Over the past two years, annual rent negotiations have taken up to seven months when we have failed to reach an agreement.We must take this into account, even though we hope to solve it thru negotiation.”

Following challenging negotiations leading up to 2025, Mittnord is seeking a more collaborative approach this year. The association hopes to foster increased understanding and a willingness to compromise with tenant representatives.

“The goal is a better dialog and constructive, solution-oriented negotiations with a focus on ensuring reasonable conditions for long-term property management,” Törnroth explained. “It is a prerequisite for being able to offer well-maintained housing even in the future where tenants are happy and want to live.”

however, the early commencement of negotiations has raised concerns with the Tenants Association. Representatives express a growing apprehension that landlords are increasingly inclined to escalate disputes to arbitration rather than engaging in genuine negotiations.
