The former gatehouse, located at 319 Governors Court, has been listed on the real estate market with an asking price of $5 million. Currently, it contains commercial office space and houses the taphouse, Notorious Grey Fox, which features a patio overlooking the Fraser River. The building was originally constructed in 1929.
The listing highlights the building’s “exceptional potential for future mixed-use redevelopment, including ground-floor retail or daycare with residential above.” Modernizations completed in 1989 included electrical, mechanical, and full sprinkler systems.
Historical Significance
The British Columbia Penitentiary Gatehouse served as the main entrance to one of the largest prisons in the province for decades. According to the province’s heritage site registry, the building’s “fortress-like appearance was for many years the grim public face of the institution.” The site saw numerous riots, hosted many imprisoned Doukhobors, and even one execution.

The penitentiary closed in 1980, and most of the former prison grounds were redeveloped, except the gatehouse. In 2021, the building was sold, and plans for a hotel were considered but ultimately fell through. The property has been involved in a court case between Governor’s Court Holdings and Autumn Sea BC Mortgage, which concluded in February.
The history of the gatehouse highlights the evolving use of historic spaces; in 2023, 27% of historic buildings are now commercial properties.
